For the last several years…many of our clients have asked us if we could dual market their property. Provide all 30 points of marketing for the sale of their home...as well as... market their home for rent.


What does this accomplish? For starters…it’s a way for homeowners to obtain monthly rental income until their home sells. It also provides the seller with valuable “runway time." Simply meaning while the home is rented the seller will be in a stronger position to accept fair market offers…and gives the home owner more flexibility and time to successfully sell their home.


If you list your home for sale with Snyder Realty…there is no additional cost to market your home for rent. The $500.00 flat fee covers the expense of listing your home on the Multiple Listing Service (MLS) and the many rental websites.


Tenant Placement Services and fees:

 

*Placing home in MLS with 6 photographs of home.

*SHOWCASE LISTING on Realtor.com

*Enhancing the homes internet exposure by populating to over 30 websites with 6 photographs.

*Provide a yard sign.

*Contact and network the listing to local businesses and hospitals.

*Provide copy of MLS listing to the seller for review.

*Run credit check on all applicants and formulate the lease and all necessary disclosures.

*Execute walk through with tenant at time of move-in.

*Email pictures of the interior of property to owner.

*Provide the new tenant & owner a property condition report upon moving in.


Snyder Realty of Jacksonville charges a 1 time up-front fee of $150.00 to market your home for rent. (Please remember there is no $150.00 charge if you list your home for sale and want to dual market the property.)

 

Once the property is leased the owner will pay Snyder Realty of Jacksonville 1 month's rent at the signing of the lease.
